Most of that growth came from new subdivisions built on former farmland, and the housing stock reflects it. The median year built is 2014. Over 65% of homes went up after 2010, and 80% were built after 2000.
New construction means PEX supply lines and PVC drains instead of galvanized steel or cast iron. The pipe material is modern, but the water is hard and the installations are builder-grade. Water comes from the North Texas Municipal Water District (NTMWD), the same source that supplies Allen and Fate. Hardness swings between 5 and 18 grains per gallon depending on the season and which source blend NTMWD is drawing from. That range is aggressive on water heaters and fixtures. Most Princeton homes were built by production builders in master-planned communities like Whitewing Trails, Winchester Crossing, Princeton Lake, and Sicily. Production builders install plumbing that meets code at the lowest cost point. The water heater is a 6-year warranty model. The faucets and valves are entry-level. Supply connections are push-fit or crimp-ring PEX fittings chosen for installation speed over durability.
These materials work fine when they are new. Three to six years of NTMWD water changes that. Scale builds inside the water heater tank faster than the manufacturer’s warranty assumes. Faucet cartridges wear out. Push-fit PEX connections can develop slow leaks at the joints. Homeowners in a 2019 or 2020 home are often surprised when plumbing problems show up this early, but the combination of hard water and builder-grade materials makes it common across Princeton’s newer subdivisions.

PVC sewer lines in new construction are more durable than the cast iron found in older cities, but they still need maintenance. Tree roots still find joints and grow into the pipe. Builder-grade connections can separate under soil movement, especially in the first few years after construction when the ground is still settling.

Princeton has over 46,000 residents in Collin County. About 75% of households own their home, most of them in subdivisions built within the last 10 to 15 years. Whitewing Trails is the largest, an 800-acre master-planned community with its own amenity center, pool, walking trails, and an onsite elementary school. Winchester Crossing, Princeton Lake, Sicily, and the newer Lowry Trails fill in the surrounding areas, most built on former farmland around cul-de-sacs and neighborhood parks.
There is also a small pocket of original Princeton homes near the old downtown, built in the 1950s and 1960s. These homes have a completely different plumbing profile: copper or galvanized supply lines and possibly cast iron sewer pipe, the same materials we work on in Farmers Branch and Greenville. If you own one of the older homes in Princeton, the plumbing needs are closer to those cities than to a 2020 home in Whitewing Trails.
