Most of Fate is newer construction. The median year built is 2013, and close to half the housing went up between 2010 and 2019. The majority of homes are still under 15 years old, which is too early for most major plumbing failures. But Fate’s water supply from the North Texas Municipal Water District tests between 5 and 18 grains per gallon of hardness depending on the season. That mineral content is already shortening the life of every tank water heater in town, whether the home is three years old or twenty.
The older pocket is Woodcreek, where the first phase started around 2004. Those homes are past the 20-year mark now, and they are the ones hitting the window where copper lines, original fixtures, and gas connections start giving out. Burst pipes in Fate mostly affect the older Woodcreek homes built around 2004-2008. Two decades of Blackland Prairie clay expanding and contracting is enough to fatigue copper supply lines beneath the slab. Newer Fate homes haven’t hit that threshold yet, but the clay doesn’t care how old the house is. We take burst pipe repair and replacement calls around the clock and scope the adjacent lines after every repair.
The mineral content in Fate’s water leaves scale inside drain lines no matter how old the home is. A toilet that clogs once is usually a blockage in the trap. If it keeps happening, the scale buildup has narrowed the line further down and the real problem is there, not in the toilet itself. The earliest Woodcreek homes have gas connections that are 20-plus years old. At that age, fittings corrode and flex connectors degrade. Newer Fate homes are fine on the original gas work for now, but outdoor kitchens are common in the larger lots here, and those need new gas runs. Fate’s sewer lines are PVC and most are less than 15 years old. That is too young for the failures you see in older cities with cast iron or clay pipe. But even PVC shifts in Blackland Prairie soil over time, and the oldest Woodcreek-era lines have had two decades of that movement. If drains slow down and clear intermittently, that pattern usually points to a belly forming in the line. We camera it first to confirm before recommending anything. Shower valves in the first wave of Fate homes are reaching 15 to 20 years old, which is when internal parts corrode and you get pressure drops, temperature swings, or a drip behind the wall. For newer homes, the more common call is a bathroom remodel where the plumbing needs to be rerouted for a new layout. We handle both: valve replacements and full rough-in to final hookup. Slab leaks in Fate are concentrated in the older Woodcreek homes where copper lines under the foundation have been stressed by the same clay movement for over two decades. Homes built after 2010 are less likely to have slab leak issues yet, though the same clay is working on every slab in Fate. We use electronic and acoustic detection to pinpoint slab leaks without tearing up the floor. When a reroute above the slab makes more sense than a spot repair, we run new lines and skip the foundation work. Reroutes carry a 5-year warranty.
The water is why so many Fate homeowners replace water heaters on homes barely a decade old. A tank rated for 10 to 12 years may only last 8 in Fate’s water because mineral deposits build up on the heating element faster than the manufacturer expected. Tankless units handle the mineral content better with annual flushing and last roughly twice as long. We install Navien units and handle the gas line and venting work as part of the job. Running toilets, phantom flushes, and leaks at the base happen in Fate homes of every age. The water wears down flush valves, fill valves, and flappers faster than a softer supply would. Parts replacements fix newer toilets, but the original toilets from Woodcreek’s 2004-era homes are past the point where swapping parts makes sense. A full replacement is the better move at that age. Most toilet repair and installation jobs are same day.
This is the most common call we get from Fate. The water tests between 5 and 18 grains per gallon of hardness depending on the time of year, and scale coats the inside of every tank water heater from the day it is installed. A tank rated for 12 years does not last 12 years in Fate. Popping sounds, lukewarm water, and leaking from the bottom are the usual signs that the scale has done enough damage. We carry Bradford White tanks and complete most water heater repair and installation jobs the same day.
In Fate’s newer homes, hidden leaks are more likely to come from a failed fitting or a supply line connection than from copper fatigue under the slab. The symptoms are the same either way: a water bill that jumped, a damp spot on a wall, or a warm patch on the floor over a hot water line. We locate the source with detection equipment before opening anything up. Water leak detection and repair done early keeps a small fix from turning into a larger project.
